Industrial Asset Management Dashboards

We’ve added a new set of out-of-the-box asset management dashboards for the Industrial asset class, allowing portfolio and asset managers to direct strategy, optimize performance, and benchmark against historical and 3rd party indexes at both the fund and property level.

Enriched Property Data with REIS Attributes

We’ve enriched key property fields for 5.1 million commercial properties in CoreExplore with researched data from REIS. This enhancement applies to all major asset classes (Office, Multi-Family, Industrial, Retail, Hotel & more), providing users with the most accurate property-level information for the following data points:

  1. Property Type

  2. Property Subtype

  3. Building Area

  4. Number of Units

  5. Year Built

  6. Number of Floors

When a REIS value is available for one of these fields, it will be searchable through property filters and display in all relevant areas of the product, including the map results, click card, table view results, and the property detail page.

Performance & Usability Improvements

In order to provide the best user experience in the CoreExplore property search, we’ve executed a number of performance & usability improvements, including:

  • Faster detail page load times

  • Faster geography lookup load times

  • Improved geography lookup accuracy

  • Enhanced SSO integration capabilities

  • Enhanced error messaging

Cherre Foundation Data

SafeGraph Places

Safegraph Places is a comprehensive dataset of global points of interest (POIs). Places includes thousands of distinct brands and categories, from large corporations to mom-and-pop stores and industrial locations, powering location intelligence analytics across industries and use cases.

Safegraph Places that data is available to all Cherre clients as part of foundation for their internal analysis uses cases with the limit of 10K places a month.

USDA Rural Urban Continuum Codes

We are happy to announce that USDA 2013 Rural-Urban Continuum Codes dataset is now available as part of Cherre foundation to all clients.

The 2013 Rural-Urban Continuum Codes form a classification scheme that distinguishes metropolitan counties by the population size of their metro area, and nonmetropolitan counties by degree of urbanization and adjacency to a metro area. Cherre clients can leverage the data to identify rural vs urban properties before making lending or investment decisions.

We’re happy to announce that Zoneomics is now available as a Cherre Lightning Connection! Cherre Lightning Connections enable customers to add unique datasets to their Cherre data analytics warehouse within hours instead of weeks.

REIS is the nation's most trusted source for property and market intelligence, including vacancy rates, rent levels, cap rates, new construction, rent comparables, sales comparables, valuation estimates, and capital market trends. Reis maintains a proprietary database containing detailed information on commercial real properties in neighborhoods and metropolitan markets throughout the U.S. The database contains information on apartment/multifamily, retail, office, industrial, warehouse/distribution, flex/R&D, hotel/hospitality, self storage, seniors housing, student housing, and affordable housing properties.

Zoneomics - Nationwide Zoning Data

We’re happy to announce that Zoneomics is now available as a Cherre Lightning Connection! Cherre Lightning Connections enable customers to add unique datasets to their Cherre data analytics warehouse within hours instead of weeks.

Zoneomics is a real estate intelligence platform utilizing detailed land-use zoning data for investment analysis and business process optimization. Zoneomics is dedicated to capturing planning and land-use zoning data from fragmented sources and making these important decision-making datasets available in one place and in multiple formats including a map-enabled Web Platform, quick Zoning Reports, Zoning Data API and Bulk Data.

Introducing Data Kits for SFR

What are Data Kits?

Cherre Data Kits are collections of filtered and derived data and dashboards to serve specific use cases. Our Cherre Foundation layer and connected data provides a broad and flexible platform to apply in your business. Data Kits take specific groups of data, and filters, combines, connects, and transforms them in relevant ways to allow clients to answer specific questions, build specific models, or operationalize specific data even faster.

Unmasked Owner Purchase History

Unmasked Owner Purchase History is a new API object that aggregates the transactions by property type, zip code, and quarter. This allows clients to query the pre-built analytics layer based on Cherre Foundation to uncover buying patterns from the time-series summary stats of unmasked owners in a given submarket.

In addition to the API objects, clients can also sign up for CoreExplore dashboards with flexible filtering.

BigQuery API

Late 2021 we debuted an alpha version of Cherre’s Graphql API built on BigQuery. Since that debut we’ve been actively collaborating with our technology partner, Hasura, to create greater parity between between this new product and Cherre’s existing Core API product (built on Postgres).

As of May 2022, we have 68% parity in query operators between the Core and BigQuery API products. As we move from Alpha to Beta* release later in 2022, look for this to continue to improve.

Implementation Guide

To make Cherre GraphQL API as easy to integrate with your existing workflow as possible, we will be creating a series of implementation guides that provide step-by-step details on how to leverage the API with minimal engineering setup.

Connection to Power Query

The first guide we are releasing is on using Cherre API as the data source in Power Query, which then can be consumed by multiple Microsoft products such as Excel and PowerBI. This allows clients to keep Excel models, PowerPoint presentations, and BI dashboards always up-to-date with a live connection to their data via Cherre API.

Address Service Improvements

A Single Call to Our Address Endpoint

Now you can simultaneously call the address endpoint and join to other datasets that contain addresses in a single API call.

Improved Join Rates

Previously, the join rate between a table and usa_address was ~75%. Now, more than 99% of valid addresses will join to cherre_address and all new addresses in every dataset will also be automatically added to it.

Additionally, we have increased the join rate on address between datasets by an average of 4%, so you will be able to seamlessly traverse between datasets and discover more connections.

Unified Standardization

Finally, our address standardizer has gone through iterations using an array of standardization techniques, which has led to some duplicated addresses appearing inside cherre_address with different standardized forms. Our unified address standardizer has removed this bloat and now the display address should have a single standardized form of an address.

New Building Footprint Inventory + UK & Canada

We’ve released a new and improved building footprint inventory that also contains UK & Canada footprints, marking the first step towards Cherre’s international expansion.

Users now have access to 70% more building footprints than usa_building_footprint and also includes the option to find building footprints in UK & Canada:

Find Alternative Addresses By Building Footprint

Searching for alternative addresses by parcel can sometimes lead to noisy results when multiple buildings are on the parcel. Now, you can specifically look for alternative addresses by building footprint therefore making it easier to filter for the results you need.

Expanded Coverage

We’re pleased to announce that more than 99% of addresses in our inventory are geocoded and more than 98% of building footprints map to an address.

Coming Up Next

Lot Boundaries

A new dataset from Cherre that contains unique geographic boundaries of tax parcels. Lot boundaries solves the problem of returning duplicate data due to overlapping parcels. Once released, users will be able to geospatially connect to lot boundaries and discover addresses, tax assessor information, or building footprints within a lot.

SFR Data Kit Updates

A new set of dashboards is being made available more broadly, these will cover more flexibility in market selection, our new polygon value clusters, and access to STR models for clients that also use AirDNA. We will also include the model outputs through our API’s for existing and new Data Kit clients.

MFR Data Kit - Kickoff

We will be kicking off discovery with clients interested in co-developing the upcoming MFR data kits. In this phase, we will be working closely with clients to identify critical market use cases and build pilots that help our Data Lab participants reach their strategic goals but also contribute to the Cherre ecosystem.
